Description
Landlord encourages irresponsible dumping / illegal trash cans. Trash cans need to be removed/replaced with working/water tight cans. Trash on property and in alley needs to be cleaned up. History of violations at RPD000001046, RPD000001022, RPD000001021, RPD000001005, PDR000005058, PDR000005059. Landlord states publicly that it provides "valet" trash service to 24 unit apartments at two adjacent buildings at 3224 and 3228 Stuart Ave. Photos of "valet trash service" provided with this request to show how inadequate it is in terms of a professional trash service to serve buildings this large. As a result, there is constant dumping behind the building by residents and/or landlord does not enforce its policy of valet-only trash service (cameras could be installed or landlord could clean up area on regular schedule). Landlord has placed stolen trash cans that are not assigned to 3224 or 3228 behind the building and they should be removed, as should recycling cans as recycling should be done by the in-building service OR recycle cans need to be maintained by landlord. Cans are old/broken; not situated on flat ground and tip over; constantly overfilled by residents; fill up with water; stink; and racoons, squirrels, rats/mice and birds always get into the trash and scatter it all over the alley. Landlord has a history of racoon infestation of these buildings, as well as break-ins and graffiti from the alley, none of which is helped by having trash strewn all over its back yard. It's disrespectful of our city and our trash men to let this behavior continue. Landlord is private equity owned and management company is The Collection Midtown, 888-405-5196, https://www.collectionmidtown.com and markets these units as "luxury" units.
